THE DESIGN CONCEPT
The Kifisia Smart Garden Penthouse is an innovative response to vertical luxury living. Located in the leafy, prestigious northern suburb of Athens, the project transforms a three-story rooftop structure into an ecological oasis and high-performance smart living space.
Architectural Narrative
The core design concept revolves around “floating planes”. By structuring the floors with massive cantilevered steel beams, we created wide balconies and garden terraces that extend up to 5 meters without visible column support. These horizontal planes are lined with intensive soil beds, growing mature olive trees and aromatic Mediterranean flora, creating privacy and natural micro-climatic cooling.
The penthouse features full home-automation integration: HVAC, lighting, dynamic thermal glass tints, and automated irrigation systems are synchronized via a central smart panel, maximizing efficiency.
Materiality & Detail
The exterior is clad in custom-cut slabs of silver Greek Travertine, laid in a continuous horizontal grain that emphasizes the structure’s width.
Inside, the palette transitions to brushed walnut paneling, soft leather wall details, and custom brass trims. A private glass-walled pool sits on the upper deck, offering panoramic views of Mount Penteli and the northern Athenian basin, looking spectacular at dusk.
